Feature: Emerald Green

 It looks like green is the new black in the Fashion District. The new addition to Midtown, (specifically the Garment District), Emerald Green, mixes clean living with modern design. As Glenwood Management expected, units are leasing quickly. Out of the 569 units, over 400 have already been leased, including 52 signed leases the first weekend. This has been credited to their quality reputation as a management company with successes including Barclay Towers and Liberty Plaza.

The Midtown West neighborhood is quintessential New York. With easy access to every train in the city, Penn Station, NJ Transit and Greyhound Terminal, the area is boasted as a transportation Mecca. Notable shopping landmarks such as Macy’s Herald Square and Lord & Taylor line the packed sidewalks of Fashion Avenue and surrounding streets. The nightlife and restaurant scene surrounding Emerald Green is equally abundant. From seafood at Red Lobster to Texas sized drinks at Dallas BBQ’s, you can have a different cuisine everyday of the week. For entertainment consider stopping by the tourist favorite of Madame Tussaud’s Wax Museum or settle for a more soulful vibe at the Birdland Jazz Club for nightly musical acts.

Sometimes, the constant sensory stimulation of Times Square can be a bit overwhelming but area events can help to break the cycle. The Jacob Javits Center has a host of events year round including the New York International Auto Show and New York Comic Con for families and comic fans alike. In the opposite direction there rests Bryant Park. Mainly known for its classic carousel and relaxing park setting, it is also the host of Fashion Week and the HBO Summer Film Festival. 

Some find Midtown to be a tourist trap crowded with tourist and establishments that cater to non-New Yorkers. Typical establishments, large crowds and high prices can be a drawback. However, with over 10 neighborhood theaters, 100 plus restaurants ranging from Japanese sushi to TexMex and two fresh farmer’s markets (surprisingly), the Midtown West area has a vast amount of places to discover even for a seasoned New Yorker.

 At Emerald Green, environmentally friendly features standout amongst the skyscraper clad skyline and taxi lined streets. Bamboo flooring, electric car charging stations, energy efficient windows and even a private water filtration system for purified drinking water have led to their LEED-Silver certification with the U.S. Green Building Council. The building follows in the path of other Glenwood properties such as Barclay Towers with a 50 foot lap pool and whirlpool spa, child’s play area and movie screening room. One of the unique aspects of Emerald Green is, well, greenness.

There is a large rooftop garden terrace where residents can see just a few of the buildings solar panels. When walking between the two towers on the connection glass walkway, you can gaze down at the enclosed garden courtyard. Throughout the whole building forest photography and an autumn color scheme is used decoratively. Recruiting the expertise from interior designers the Saladino Group and architect firm Stephen B. Jacobs Group to assist with sustainable design elements, Emerald Green has matched green living with a touch of panache.

Perhaps, one of the most interesting inclusions is the large amount of studios. As Glenwood is not big on a surplus of studios in their properties, college students are usually out of luck when it comes to renting a Glenwood unit. With only 2 three-bedroom units, 127 two-bedrooms, 336 one-bedrooms and 107 studios, younger renters are expected to flock to the building and at-market rate units. The building is planned to rent out its 10,000 square foot street level commercial space to restaurants and a grocer.

It looks as though Emerald Green will be a prime rental location for young professionals. The strategic location on 8th avenue is closer to transportation than other luxury buildings in the area especially with the soon to be completed 7 train extension. Also, the nearby Hudson Yards area is quickly on the rise with over 12,500 luxury units, six-acre Hudson Park and 20 acres of commercial space dubbed Hudson Boulevard. The units in the building are sized just right for singles or roommates but families may be out of luck due to the limited 2 and 3 bedroom units. Environmentally conscious amenities are attractive to those who want luxury living without the guilt.
